I think the chances of that much damage being done are low but anyways my plan was to owner occupy with an FHA loan and my loan officer told me I can't get the loan because of this issue.I'm curious what others think of this situation and if anyone has run into an issue like this.

@Zach BallouDid you think about electric fire place...low cost and easy to install I know they look a bit modern but can install a nice mantel and some decorative trims around if needed or even some leadger stone panels from floor to ceiling surronding the fireplace would be an option also.Search ebay for electric fireplace for better idea.Good luck

@Matthew Thibeault I'm not sure what part of the country you live in but I would recommend making a list of the 5 most active investors in your area and locating their office and I would walk right in the front door and tell them exactly what you just wrote on this forum.

We pay for our license, continuing education, NAR membership, state and local Realtor board membership, MLS, E&O, marketing, lead generation, websites, desk fees, gas, etc.And if you're thinking that we're making a killing on our commission, don't forget that on a 5% deal, that is commonly split 50/50 between the listing and selling office

Dube could be persuaded to revise their work.Finally, if you are interested in commercial real-estate (larger apartment buildings, office complexes, strip malls, factories, etc) then "Commercial Real Estate Investing" by the father and son team of Pierre & Claude Boiron, while a little pricey and fairly Ontario centric in its examples and some of its material, is one of the most thorough introductory references you will find.
