Seriously I just don't get it.I will repeat.

We have been buying and holding properties for 22 years, but only recently started thinking of it as a business.

I recommend reading "Buy, Rehab, Rent, Refinance, Repeat" by David Greene. 

We are doing everything we can to hold off until then but with the increase in taxes, insurance, and debt; it's really getting difficult to be able to wait it out.

I figured that flipping an 80s or 90s mobile home would be not only quicker and easier to do than a regular property but it would also be great learning for any rehab I would have to do in other properties I eventually hold.

How long are you planning to hold this property?

A DST is typically a 5 to 7 year hold, at which point you could 1031 exchange into your own investment property.  

What is the hold period/debt assumptions?

Wouldn't repeated drilling of lag bolts eventually affect structural integrity of the stud (particular at different locations)?

I am slowly picking up some repeat customers.
