Just a short Bio summary,I am married to a wonderful woman and blessed with two lovely daughters who are all grown now and married as well.

Currently I am interested in solving two problems - reducing the amount spent on settlement fees at closing and also discovering a flip opportunity in our area.  

The problem is that when I run the numbers for DTI (even using the rental income @75%), we are coming up short of what we would like to be able to qualify for. 

So in short, you may not have to put up any of the money to purchase the property at all.  

We are in a great location because we have good markets for flipping as well as other markets for cashflowing rentals all within a short driving distance. 

What is your ultimate goal or what was your short and long term intensions when you first invested in RE?    

I've rekindled my love after discovering the bigger pockets podcast.  

We recently participated in a free workshop called the flipping formula but after doing some research discovered that we could find the same information and help on here and decided to go that route instead.

House sold for 225k, 1 day short of 6 months from close to close.

It is a short sale that we were able to sweep up because the previous buyer was not able to get their financing in order (lucky us!).
