To make decisions that would affect a series of events that would cause you to create some sort of asset whether it be a check cut from an escrow account or a fresh piece of real estate that is cash flowing quite well is just hard for some people to fathom.If you have self-doubt about your own abilities to succeed in this business of real estate investing then go and listen to the podcasts as I am doing currently.

I'm willing to spend some money for piece of mind.

That piece lays out 3 fundamental principles: get a good deal when you buy (20% discount), appreciate the property early on (10%+), and ensure a certain level of cash flow (2%+). 

I had a crew go in and deep clean every piece of concrete in the basement with bleach and I sprayed every square inch of the wood (floor joists, window wells, etc...) that I could find with KILLZ before painting.

All I have been given by the owner of the contract is a piece of paper showing what is suppose to be the rents paid by the tenants for the last six months, and a viewing of the property.  

However, do you foresee the "gap" between the pieces to cause extensive damage overtime to the joists/below soffits etc...???

Most of my letters come from attempting to solve the pre-foreclosure problems of my targeted leads and making the switch to probate has been more difficult than I expected as far as creating marketing pieces.

Paying it down ~$700 a month will take quite a while.I'm just thinking living debt free would allow me to travel without having to worry about issues with tenants (I currently manage the property) and have piece of mind that I wont have to wake up in the middle of the night to tenant's phone calls.

There are bits and pieces on the forums but seems a lot of stuff is left out.

., agree with you about Tyler but I think he made some good points in that particular piece, especially when it comes to battling my own biases.Sorry about the double posting, BP kind of weirded out on me when I was trying to post.
