Its called a declining prepay of 3/2/1.

There are pre-payment penalties (5,4,3,2,1 typically) so don't plan to use this product for a short term investment.

Declined tenants get a text that says thank you for your interest but I have gone with another applicant and have already accepted the deposit, after this I am a ghost.  

Why is both products priced the same when one is typically more expensive than the other?

If tenants put meat products/plastic/trash into the compost it doesn't work. 

As-is is the acceptance of the property in an as-is condition, you can broach your agent about renegotiating but be prepared that the seller will push back and decline or you can walk away and he'll keep your deposit money. 

@Jason Gilman if you know the product you need but just need it in a specific state try posting in that state forum.

When you start playing at making yourself more productive in “game mode”, it’s a lot more fulfilling.
