He's willing to walk away from the property and is done talking to the bank.Provided the property isn't totally trashed and in need of a lot of work, you might be able to reinstate the loan and get into this for under $5K.Depending on the property (and in-law management), you may be able to cash flow a couple hundred bucks a month.

For a cheapskate version.....I did a short blog post today on some "Classics of Landlord Lit" and I suspect you could get all 4 books mentioned for easily less than 50 bucks used, new maybe $100.
