As I learn more details about the Indy market, it seems like there is so much going on in the city with different initiatives and development that it can make these areas of opportunity.

Based upon my understanding of how the dreaded "black mold" called Stachybotrys develops and the patterns it forms on surfaces, the majority of the mold depicted does not appear to be Stachybotrys.

This may be off topic of real estate, but I believe in self development.

The other concern I developing with South Bend proper right now is that the city has taken a pretty aggressive stance towards landlords.

It's also easy to recommend developing a plan but to your point how do you know your strategy is worth any salt if you have no experience or context to base it on?

Things like population growth, job growth, and nearby amenities, school availability and goodness, public transportation, and retail development are all important. 

Sometimes the economic development department or Chamber of Commerce will be helpful with traffic counts, demographics and local area spending power.
