I think I have something like a 10k or 20k deductible on my properties, but my insurance is dirt cheap on a monthly basis and I have enough cash on hand to easily cover those deductibles if I ever actually had to. 

Because I want to move into my property and it’s a basis for eviction.

Even when doing non-QM loans such as bank statements or Asset based loans, there has to be a sponsor who will be the basis of the loan.  

He probably means a regular every day 4plex and mistakenly called it condos.

Im in NJ for instance and wake at 4:30 every day for the past year.

Since you are transferring basis into the new investment, that will limit your depreciation since the gain is excluded.

Every day I don't take action I'm loosing money. 

Be consistent in attending your local REIAs and don't be afraid to spend $20 on taking out mentors to lunch on a semi-regular basis.2.
