Typically as someone gets older their tolerance for BS is far less.If I could sell an asset even for less $ and invest it passively at a lower risk than seller finance it to an overleveraged borrower with poor credit there is really no choice to be made in my mind. 

Obviously your in this position able to pull cash out because you made a good decision back when you pulled the trigger to buy that one.

That is what the attorney is for.Because you made the MISTAKE of letting this tenant know you are the owner (nothing good ever comes of this, despite what many posters state), you may need to tell a white lie to extricate you & your wife as the "bad guys" he'll hold responsible.Maybe tell him your "partner" is taking over because they don't like how you're managing the property. 

It’s going to go away from a commission based model (which to me never really made sense but not complaining about it). 25 years ago when there really wasn’t online listings and you would check the newspaper or call agents for listings times have changed and commissions made sense.

But every other month we are at about $2000-3000 surplus.If we stay or buy a second home and rent 1st, the difference is about $1000 in our pockets.I don't want to make an untimely decision on buying home by missing some kind of interest rate change, based on short term financial struggles when 10's of 1000's of $$$'s could be made.

I've heard that you can make them custom online and save a bunch. 

The after repaired value was much higher then my purchase price which made it a good deal for the bank and me as the investor.
