It probably can't do any harm.The reason I say probably not worth it, is because you can talk to your local wholesalers, local REIA, local real estate agent/broker, who is also an investor, you can ask ChatGPT, etc. etc. you can find all your answers there. 

Can I split the cost of the plumber and tank repair on both tenants, as they both clearly were using the wipes and it's very hard for me to believe they were NOT flushing them.

As an investor, I'm not paying fees - I just want to buy the property.You can always find another competent investor-focused realtor - who will be happy to have an opportunity to be paid by the seller. 

While it’s not solely designed for remarketing, you can set up a remarketing campaign alongside your search keyword campaigns.

I think you will have the best time connecting with people in person.In the meantime you can start by looking at all the properties that are on the market in your area to get a sense of what's available and what prices they are closing at vs what they are listed at. 

We also can really only handle one acquisition every 12-18 months. 

If you don't have a lease in place now you can give them notice.
