I had one smart *** group with a safe as large as a double door refrigerator, full of dope that they were selling to the guys at Tampa U. downtown, where all the spoiled, rich kids go. 24 hour drinking between classes with "Holier than Thou," attitudes because mommy and daddy were paying all the bills and they all had fancy, new cars etc.

@Rich Ortega you will have to work a little to make 2%. 1% on turnkeys I have seen no problem, but to get 2% numbers you will probably have to fix up a distressed property and get a great deal on it.

@Rich Hanlin every lender is different and have different appetites, offer different returns and have different requirements so you will need to shop several.They will look at the property in terms of the cashflow to cover debt service. most will want 1.25 min DSCR they will look at your credit and financial strength including income and  cash reserves to qualify as the guarantor.
