You say the tenants screened the new tenants ?    

I ran a screening on all of the adults including the brother.  

Private Landlords tend to get a lot more inquiries because bad tenants think there won't be a screening process and they can sneak in.

Just clarify I am not looking for a property management service company(I think I can handle the paperwork, screening and all that) just repair service (ideally maybe tailored towards rental property).

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

Oddly enough A gas powered pressure washer will blast out any stain imaginable in carpeting..( thank you YouTube)  But I will Pre treat with .99 cent joy from the dollar store if it’s human blood spilled koolaid or has cigarette ash stains .
