I know commercial real estate agents who quit and became residential agents because the company was taking too much through various fees.It got to the point where a $10,000 commission would net the agent $1,500 which barely covers expenses.Brokers seem to have a big advantage over agents in cases like that.

Well, if I were appointed as King, many things would be different, there wouldn't be commercial banks in investment banking, security and banking laws would drop back to prior the Clinton years and securitizing anything that existed on the face of the earth wouldn't necessarily be allowed, such as SFDs.

Baring some requirement in those two laws that you use an agent I would offer the following.If you represent Landlords, they typically want property management which extends well beyond the initial leasing period and contains most of the headaches in my opinion.
