Our firm has been looking at light industrial as well and were pleasantly surprised at the upside potential of acquiring mom-and-pop facilities.

So its awesome that you acquired a 5 unit on your first deal and found a way to make a consistent cash flow off of it.

I acquired a multifamily property that I rehabbed and I am now house hacking.

If Flipping is the way you are going, you will need some hard money, or private money lenders in order to acquire and fund these projects.

The lead remediation alone was over $100,000 for just that portion.  4 Furnaces was almost $50K, Bathrooms were $20K, Exterior Paint was $7K it adds up quickly! 

With me being In California we came up with the idea that I point investors in his direction until i acquire my real estate license for California and Texas so I can actually represent buyers and sellers whether they be investors or just regular people looking for that perfect home.
