I have enough reserves for 3-6 months and a certain point it’s “cheaper” to have a place vacant with utilities turned down versus non-reviewed guests at bargain rates, a month’s worth of belongings, and a guilt trip ready at hand when I tell them it’s not a good fit.

Isaac,Perhaps your investing criteria is too much and will not fit your market. maybe you are looking for a certain return on your investment that the area historically does not produce, maybe the average return is 8% vs a 10% return that you may be looking for, I am not saying you should switch your investment tactic, but just try to look into what the area is like by possibly talking to other investors in the area you may know.

However you still have a few options here that balance tenant safety with vacancy reduction: If/when possible, use a video walkthrough and floor mapping software to help tenants know if their stuff will fit in the space.
