I worked in the Oil Field and in Louisiana and Texas the older guys and gals who were retired, would set up these so called, Working Man's Hotels and live next door or down the street to manage them.

I'd be much more concerned about things like crumbling foundations, buried underground oil tanks, weird/illegal/collapsing extensions, etc.

I'm in the Texas market that goes with the flow of Oil!!

I am from Edinburg TX, currently work as an engineer for a big oil field company.

Our local economy is primarily oil and gas.

Tried doing a kills primer, but when that didn't seem to work we did a shellack oil base primer on everything including the subfloor.

Taxes $10k, insurance $2835, owner's portion of electric (common areas) and heating fuel (oil) $8000, sewer & garbage $2000, vacancy 5%.

It has an oil tank buried in the back (if it's the one close to the Watsessing Station).  

I can't emphasize this enough -- nitwits who go at oil-based primer or poly without a mask to prove how macho they are invariably end up rushing the job.

I would definitely do your homework and know for sure what the future of the oil field is and that each of the tenants have been paying and paying on time.
