Find someone that is successful at the REI niche that interests you and find a way to help them out.  

@Jim Witten,On your next one, set up the entity first as, say, some unique LLC name, close the acquisition, then rename the LLC.

There are a few things you might want to do before you start investing after you have decided on your niche and your market area.  

Also, set a budget of how much you want to spend each month and try to find a niche seller such as tax delinquents, probate filings, absentee owners, vacant houses.  

My situation may be unique but they're worth checking out.

My niche is coops.

I think this is a very lucrative niche that is overlooked by too many. 

As Russell says it is "very strict", and again, because it's unique to Maryland, most investors and teachers outside the state have never heard of it, much less know how to deal with it.
