Prices as they are, high and likely getting higher, interest rates likely to tick up some, supply tight as ever, heavy competition on the good stuff, can someone lend some advice for how to find a property?

Generally, commercial is more valuable because there is less of it, supply of available land is low creating a higher price.

Any issues within the unit during their stay, PM acts as my agent, this also includes pickup and drop of keys, as well as supplying parking permits for our lots.

Would like advice and feed back on great schools to attend that supply interactive learning.

That tells me there is a supply and demand issue, though it's not that much more expensive to buy a 2/1 bungalow vs a 3/1 bungalow, or a MF with 2br units versus 3br ones.  

I recently attended a Fortune Builders seminar, and they mentioned having templates of different remodeled rooms in the house with pictures and a detailed list of all materials used, the costs, sku numbers, and even different vendors that supply those materials.

We were lucky enough to have enough to supply downpayments to get the ball rolling but since then have bought 13 buildings, totaling 51 units and have since sold 2 SFH and now have 48 that are running on all cylinders and providing enough income for our family of 3.

My point is if you are looking for an alternative phone or IT solution for your real estate business I can definitely help you out..I like the computer stuff but my expertise is in Voice over IP Telephone Systems and setting up virtual phone systems.The other offer I have is I am a licensed nursery stock dealer in the state of Florida and can buy from any wholesaler in the state...currently I buy from Grandiflora in Gainesville, FL...they supply Disney, UF, Busch Gardens, etc  This is up for discussion, but I am thinking some flippers, contractors, investors, etc may have some landscaping needs from time to time so in exchange for learning, mentoring, etc we can work out a deal where I can sell to you at cost or near cost...I will share my product/cost list...I have access to over 700 items and can beat most of the big box store prices..everything is negotiable.I am currently working on finding properties to wholesale and working on a house right now to do a sandwich lease on and looking at sub2s as well.  

The seller should be able to supply you with rental agreement copies also.

The plumber suggests re-routing the pipes from the main water supply of the home to the bathroom, instead of digging a hole in the concrete and fixing the part of the leaking pipe.He gave me a quote of about $2500 to re-route most of the piping in the home, and said he will be using PEX piping.
