I'd like some reviews on property management companies in these cities as that will be a big deciding factor for me since I will be an out of state investor and this will be my first investment!

The reason you are not having luck is because a very obvious logic yet completely ignored principle real estate investors refuse to acknowledge.Here goes.NOTHING can target motivated sellers.No list, no gadget no software no "Deal Machine", no propstream no NOTHING!

This property has been so hands off I have not thought about in years like I should have and i do NOT have the time to educate myself to say the least (I run a company). 

I guess the other option is to use a property mgmt company to find a tenant for you, but I just thought it would be interesting if there's a site where the landlord can peruse a list of quality tenants and reach out to them directly!

We also have a general construction company that is taxed as an S-corp.

Thank you  You will need to get an attorney or potentially the title company could create the documents but they are typically created by the lender and their attorney. 

I am a real estate broker in Florida and in Wisconsin and I own a construction company in Wisconsin and I am interested in building new homes and selling them.

If I remember correctly, there is an insurance company insuring against the risk of having the corporate veil pierced.
