Sewer pipes appear to be PVC and also in satisfactory condition.Inside main water shut-off valve and water pressure regulator are located on basement sealing under dropped ceiling near front right side of the house.

If you are uncertain of your future income, this can relieve the huge pressure of a mortgage, while also building equity in your new home.

I'm posting this today to gauge where I stand with my current circumstances and to ask what you would do if you were starting out under the same conditions.

.- Odd and ends - check sink and shower water pressure, run hot water to make sure it stays hot, exhaust fan in bathroom, crawl space opened or completely closed off, title insurance when purchasing, have someone present when sellers are moving out so they don't take your appliances that were included in sale, what's the property worth 30 years down the road, annual taxes, know your utilities.I have some spreadsheet analysis I can share with you if you'd like. 

Trying to pressure test the deal financials with the group here and see if this is a good idea.

If I don't spend it on say bills, and I pump it into this investment, I have to get it from elsewhere so additional motivation (and pressure) for me. 

Unless your friend has already expressed interest in loaning you money, I wouldn't go that route, you would be pressuring a supposed friend to do something they really wouldn't want to do otherwise.

Maybe they didn't know, but they should be putting pressure on the seller to release the money.I fear the inspection and appraisal money is lost.
