Approaching a Private Investor

Hello, I am currently looking to start my real estate portfolio in the US. As a Canadian I already own real estate in Canada. I am looking to approach a private investor (close friend) to loan me the money in order to purchase in the US. As this is the first time approaching a private investor I am seeking any advice on how i should go about it. If there is a template anyone has used in the past to input all the financials in order to display the deal attractiveness.
