I would begin marketing immediately, and mention it will be ready the date that you have very high confidence it will be available.The harder part is being selective what you show. 

My recommendation for you is to identify your goals and find the market that will cater your strategy. 

Perhaps give them an option of submitting the info to you via email or an online form -might save you a few dollars in return postage.

Hello,I am curious what a good ROE would be in the current market conditions for a new acquisition.

My husband, myself and my four pups are selling our house in Austin metro area and looking to move to a new more affordable market.

Keep in mind money is important however so are marketing and management.  

I purchased my childhood home from my father for about $100k less than market last June and the original plan was to hold for 2 years which takes me to June 2025, do minimal renovations, then sell and take the profit from the sale and purchase one or two more investment properties.
