Do NOT delay action.

Better an amicable split (with you, if not between them), so you can get in, verify no damages to give them deposit, then to have them hang on for months and not pay (and maybe do more damage).There are people still looking for housing and ways to show/sign leases with minimal risk, so better empty and rent it out again than months of known no pay.

I’m just looking for as much information to determine if I need to delay steps in my path to avoid crushing losses or change the path yet again (less willing since I I have done a lot of tweaking to this path).

In this case, I have to delay my tenant from moving on from April 1st to 15th.

Closing got delayed a couple of days but got it done.  

Prior to that we had 6 weeks of inventory, now with those temp offs, and people delaying listings, we have less than 3 weeks of inventory.

Given the existing unique situation of the COVID19 outbreak in NJ and under the state order of stay at home which requests us to stay at home at all time and keeps the travel to minimal unless absolutely necessary, how could I show the house to potential tenants?

Everything is getting delayed in this market.

Property management is a hands-on business, especially when you take property showings to prospective renters, maintenance, and move-in / move-outs into account - all of which require face-to-face contact.Secondly, landlords and property managers alike have either already, or likely will face, issues with delayed or non-existent rent payments come April 1st.

Any information or ideas for minimizing  the impact of the pandemic will be appreciated.
