Then the owner called and mentioned there was no mortgage on it, which peaked my interest. 

Based on what I have heard so far, I believe you can structure this to qualify but trust me when I say any good QI's and the two I mentioned above are, well known, respectable, ethical and more than capable of answering your question. 

As Nick mentioned, you always want to verify their previous work and view.

I saw two mentions of this product on the forums and was looking for more feedback. 

Make sure they mention how long it will take to close with the loan and what your maximum loan would be.

The more info you have ie age, address the better the results you will have.   

But Patrice B is right in the fact that there are many factors going into an assessment of value like # of bedrooms, baths, sq ft, condition, age, location, etc.
