Once it's fully finished I'm going to refinance the house and buy another house.

We'd planned on insulating and finishing the ceiling on that.

They either pull it out on the wrong days, pull it out late so a full can of garbage will be there for days, or don't pull it till days later.

He has paid late, with late fees, every month since then.

Just dont want to go to big on my 1st out of state investments I am a custom finish carpenter with 20 yrs exp.

@Jeffrey Nordin We're pretty late in the real estate cycle in most California markets and yours sounds no different.

It has 3 units and we just finished renovations mid Jan this year and currently 1 unit is rented for $1300.

The 2nd issue is rents or monies pass due, if she signed it and did not pay it, then she is in breach of her lease.Personally I would move unalaterlly, file for unlawful detainer for the monies owed with late fees, and deal with her case, maybe see if the attorney can open a counter lawsuit for that case to try and force her to folder her cards.
