I rarely read an RE book twice, and in addition to @Caitlin Damani 's book reference of Gary Kelly's book, Shemin's book is really standing out!

In addition, for every repair and purchase of supplies (such as water heater), I always ask for scan copy of receipts, so at least you know he brought a water heater from a legit store. 

No additional duct work needed, able to use in houses like Eichler, flat roof homes.

Plus, one of the neighbors might love to add additional sf to their property, or have an income property they can keep an eye on next door.

The slope of the land and how much dirt to be moved also comes into play as it can get expensive to level for site work.Additionally inventory levels of similar locations with vacant buildings where developers or tenants can go in cheaper and faster might be competition unless you have one of the best locations in the area.Basically what I am saying is that there is a lot to this and you need a specialist to help if you are trying to extract any additional value out of the property versus it's current use.
