I'm always surprised that more people don't read Frank Gallinelli's book, "What Every Real Estate Investor Needs to Know About Cash Flow". Maybe the math is too dense for some people, but if you passed high school algebra, it shouldn't be a problem. The book is basically what every MBA spends 2 years or so studying about cash flow, condensed into 200 or so easily-digested pages. I wish I had this book when I first studied economic analysis.
