And to Jimmy and everyone else, I just want to point out that most "guru's" are selling information that is definitely legit as it is usually common knowledge that has been used by investors for decades that is just wrapped up in a shiny new package and marketed as some "secret new technique" that the author claims to have discovered all by themselves.

That goes to my guru remark above, that attempting to do probate deals can be pretty thin and that the strategy is sometimes sold as some special opportunity if you know the secrets, well, there are no secrets.

Shhhhhhhhh A little secrete from an old timer.........From a bag of water conditioner salt rock place some on top of the soil or within a trench and back fill with earth or pack salt rock granules into 1/2 inch round holes drilled 6" apart through concrete 4" away from foundation footings along area of noted termites entering structure, plug drilled holes afterwords.
