Bonus if they are also an investor.

@Richard Heck, pulling out equity would be a bonus, but their main priority is locking down a fixed rate - currently they're in an ARM. 

Boring answers and not as cool sounds... but better returns than likely most anything else you can find (unless you want to take it to the casino...).

If you can find someone to guide you threw the process look at that as a bonus and not a necessity.On that note, I'm in the middle of a deal now.

My issue is my 60k is all cash I’ve literally saved for 15 years of landscaping with my family, graduations, casino wins holidays, just all around extra money that doesn’t come from my actual job that I’ve had forever.

@Stanley Parsley, as a Realtor, no we don't make more than stated commission sometimes... at least in my state the laws say that any and all bonuses MUST  BE DISCLOSED TO ALL PARTIES INVOLVED IN THE TRANSACTION so I have no idea what reference you made was to... sometimes there are bonuses offered, very rare, but it is all disclosed.And you have wrong definition of "red-lining" or "steering" which is illegal.

The casinos is what brings people to Las Vegas and they have hotels included.

The meet up will be an added bonus for me as well as all that take part.  

May with a bonus to finish on time.
