I will focus on the loan approval issue now.

That IMHO helps keep one focused the why you are doing what you are doing.  

If you focus on profits you are far ahead of the game.

Background: I have a Florida real estate brokerage company (an LLC that has elected to be taxed as an  S-corp) that is 100% commercial real estate focused.

However I am currently trying to do some Market Research in order to focus down on a few zip codes were I can start marketing and grow a niche.

I struggle daily with focusing on Houston or DFW.

The seller lives next to the problem unit and is of course quite focused on the eviction.

My focus is on BRRRR/Buy & Hold in the outskirts of the Orlando Metro Area - specifically Clermont, Winter Garden, Apopka, Tavares, Eustis, and Leesburg.
