Originally I calculated this out assuming tenants pay utilites, but then I found out they don't have separate meters, and landlords pay electric, gas, and water.  Maybe I could change this in the future- but can anyon...

I just called the seller again and told him straight up that I am only trying to help him market his property and needs unrestricted access as stated in the contract signed.

However, it sounds to me that BRRRR requires a hard-money lender or straight cash to start - and I don't foresee having enough credibility with a hard-money lender, and of course don't have the cash to start.

Many people in my area (NJ) make LLC's for each property and to keep them straight they just use the street address for the name of the  LLC.
