I understand it's not a 'one size fits all' approach, it's just to give you another perspective on other possibilities while you decide whether to househack or not.

I played with using different criteria and size (4000 to 100,000 names) but it always seems to come back at around .18 cents.

Sounds like you approved the garden, though they took some liberties on the size, but not the garage modifications. 

The worst one would be the one with the lowest rent per size, and target that one for immediate notice that rents will be increasing, due to cost of insurance, taxes and on going renovation efforts (etc...) and upon turning that one and re-renting it, target the next lowest, rinse and repeat until you get full turn over. 

Average rent I would say is $800 or more depending on the size of the house.

Her asking price is 250,000.The land size is almost 3 acres.

There could be a stipulation with the number of mobile homes that can be placed on there as well as the age and size of the homes.
