Do these small often unspoken of markets that live in the shadows of Major Metros serve as a place for newbies to cut there teeth in the world of real estate or should they run the other way.Small city, no growth, good cash flow?

I'm a newbie to this site and to wholesaling. 

It is amazing how far this site has come along from the beginning.

No doubt, it's a risk tho..Naturally I would much prefer something with less overhead that performs well, and I'm willing to buy my way into an established market, but then I'm starting from scratch, and frankly despite having some reasonable tools at my discretion I don't really know how to data mine the entire US.Now that the dust is starting to settle after years of being in the trenches with this duplex, it's clear to really make money with this you have to have a portfolio, as I read in an article from this site, 1 or 2 rentals ain't gonna do it.

I don't believe that many people on this site have been in that much of a financial bind (after all, no one would ever invest in real estate with negative cash flow), so it's going to take some creative traditional and non-traditional methods.

I am going for a site visit this week and am wondering what other questions or info would be important to have or find out.

Each state has different laws as to how to properly serve. 

This is a fantastic site for networking and learning from other successful investors.  

I looked in spam and no login so I went to the site and used the forgot password button to be able to log in.

I fully intend to rent out several of the rooms, possibly in a Short Term situation through AirBnB type sites, some rooms to what I hope to be my daughters college friends that have Mom & Dad to foot the bill for them :) Aside from that using a small MultiFamily is a great idea as well as even doing a live in fix and flip, these are all ways to house hack and unless you just can't stomach having "roommates" or living next door to your tenants then I just can't see a downside.
