The work included replumbing the entire home, new furnace and A/C, new water heater, Lower level gut and refinish, new patio, new garage door and garage repairs, new roof, kitchen gut, bathroom gut, hardwood refinish, new flooring, new doors, new trim, a lot of drywall work and paint.

Since you can do the work yourself you dont need to worry as much about the rehab aspect.

You might still win the game with field goals but it is much easier if you use all aspects of scoring.Jami I only buy properties that have equity built into them.

Right now top priority for me is to learn some or all aspects of real estate, ask questions, and act upon what is learned.

@Marcus Maloney It has been said already, but you can never have enough details written about the "money" aspect of "bird dogging" which should encompass the potential for money earned and money spent (costs).Your idea to write this book on bird dogging is fantastic and it seems like a subject matter that doesn't have a lot written on it!

I absolutely love doing my own research and understanding every aspect possible in order to prepare myself.I have done the majority of my research on purchasing a multi family home as a starter.  

Marc, might take a look at your post today and about things changing before suggesting things about options and we don't really teach guru aspects on BP, "Minimum Deal Standards" each deal is unique, we're on a national stage including all  kinds of markets where deals can be based on a variety of issues, goals and strategies.

The roof looks ok but would like to have it inspected.
