Bethany is definitely a more family friendly and relaxed atmosphere type town than a lot of the other Delaware/Maryland Beach towns.Prices in most of those towns have been exorbitantly high over the last few years, and it seems like the only way you could justify buying one as an investment is if you got a good deal and made it a really high functioning STR.

For example, after the holidays are over spring break starts getting booked, after spring break they book a summer trip, after that is past they'll book a fall break trip, and once they have made it home they're thinking of the holidays and book that trip.

Work two jobs, one for at least 2 years (stable employment with health insurance), the other could be temp jobs, or a side job working overnight in a pool room in a decent neighborhood (or something like that).Pay for sack lunches, homemade dinner and breakfast, car insurance, an inexpensive car with a good A/C and heat, holiday gifts for favorite relatives, and stay with parents for free (or a very small charge).Parents hate you and say you can't live there, get a cheap room in a nice neighborhood with similar aged people.Bankroll up your cash reserves as much as you can.Read Rich Dad Poor Dad.

At this point in time, I am not paying any property management fees because I bought the properties from him, but I now realize that this probably encourages him to be more relaxed about the whole thing.I am currently out of state, and just had a baby 3 weeks ago, so it's not like I can hop on a plane to replace him quickly.I would like to maintain a good relationship with the property manager, but how do I let him know that I want to replace him without ruining our relationship?
