Buy & Hold Strategies in Northern CA (Sacramento & Placer County)

Hi BP!! Hope you are doing well! Wondering if anyone out there is picking up buy and hold rentals in Sacramento & Placer county in northern CA (ie. Rocklin, Roseville, Lincoln, Sacramento, Folsom, etc)? Any specific strategies? Are you buying under market? How are your cash flow numbers looking? Any value-add components (ie. fixer upper or adding sq ft, or building an ADU).

I am interested in purchasing in these areas, but having a tough time getting the numbers to work. Wondering what other investors are doing to put deals together that make sense.

Buy & holds are next to impossible to make the numbers work in CA. Not to mention the politics are not good for landlords. I just picked up a portfolio of 9 properties off market and I'll probably keep two where the numbers works, the rest I'll flip. Better play is investing in red states with better landlord laws.
