If you are signing contracts to purchase, whatever your purchase price is should cover all outstanding liabilities UNLESS you are LYING TO THE SELLERS and using FRAUD BY INDUCEMENT to get them to sign a contract:) So, what they owe would not be relevant to a certain extent.

As it stands now, we've got about 30K outstanding deposits and it has us a bit stressed to say the least.

in NYC, we used BIS website for checking for pending/resolved/outstanding building/code violations.since i'm relatively new to the west coast, not sure with local LA county cities (Signal Hill, Long Beach, Lakewood, San Pedro, plus Westminster in OC county would be the cities I'm working on offers in these days) if any of these cities have online building information systems or not.anybody?

It's true that all my buy and hold properties I have bought turn key, and the company I bought those properties from has been really good and I think is one of the outstanding turnkey companies in the country.  

As a Guarantor, the parent, grandparent, etc, has the right to be informed if their charge (the tenant) fails to perform under the lease and the privilege of paying any outstanding amounts.

I'm not 100% debt free but I have no outstanding delinquent debt such as student loans or unpaid bills.
