It is very crucial to have someone who knows real estate, not just rentals to help maintain the books. 

I can't find comps in the area to get a good feel for rental rates. 

Getting a real estate license is not that expensive and it's all online now, so it's pretty easy to get. 

Live in one unit , rent out other unit and accessory unit, mortgage on the property would be about $6800, rental income would be : $3000 from additional unit , and $1500 from accessory unit and I would be occupying one unit , leaving me at negative $2300 per month .

I've heard of people just putting their friends or family down as rental references and such, and forging pay stubs, but always hoped I would never encounter this.
