That's my biggest hang up because it's so intimidating as a newbie.

I think the reason we have had such success here in Modesto despite our total lack of skills (seriously, I can't hang a freaking picture) is our wonderful jack-of-all-trades handyman and a gift-from-the-universe plumber.

Get personal with your leads and show them the benefits of selling instead of the hassles of hanging onto a property.

Since you don't plan on selling anything but your flips, it may be a challenge to find a broker to hang your license and keep it active, unless you can negotiate a split that the broker is happy with, otherwise what's in it for them?
