I do run a criminal background check/eviction check so that I know what to expect.

Technically illegal, but they aren't going to file criminal charges or anything, however City Code Compliance and Zoning can issue violations, which can result in fines, hearings, and ultimately court dates and even condemnation.  

Things like too many late pays on the credit report, lacking necessary income, previous evictions, criminal records, outstanding judgements on credit report, too much debt, etc.Lastly, your PM should be actively engaged in protecting your home.

The Prosecuting Attorney for Pulaski County issued a press release indicating that his office will not enforce the new criminal eviction statute and will not issue the 10 day Notices to Vacate.  

Reasons include bad credit score, history of the eviction, sex offender, criminal background, etc. sometimes they are actually in the process of getting evicted.2.

I've seen it work in the favor of the criminal too many times.Too many of the victims just had to settle because it wasn't worth the legal costs.I would say the most important thing about Partners is to make sure you are dealing with HONEST and ETHICAL partners.Screen your partners at least as much as the bank does for a Mortgage!

Just as is criminal history. 

Give the sellers veto power based solely on the credit, criminal, and rental histories, and monthly rent terms.  

BTW the state said they can issue fines of $5000 for brokering without a license and that does not include criminal charges.

-Tell them what your requirements are upfront (3x rent, credit/criminal check, landlord reference, paystubs)-Tell the tenants "Please text me an hour before to confirm you're coming"-If a tenant does not text me (rejection)-If a tenant shows up late without giving me a heads up (rejection).I spend 60 minutes a week showing a place.
