No-Shows for Viewings

We just purchased are first rental property. Our first major headache is people who show up really late to view the property, or don't show up at all.  I had three scheduled just today. One no-showed, one canceled when I tried to confirm, and I can't get in touch with the third.   The property is 25 minutes from my home, and I end up just sitting around and waiting. What are your strategies for minimizing this wasted time? Do you pre-screen potential tenants before scheduling a viewing?

Set up several people at the same time.

If you set up for only one person, ask them to call you half an hour before to confirm.
