Starting on the path of Real Estate investing.  

Find a path that has you sleeping well at night, and stick to it for a year.

Also maybe someone who has been in my situation can share a path of their story for their first investment home or property?

I don't have experience in the Detroit market, but I assume there are plenty of properties available that look great on paper but are going to be a real challenge to manage properly, especially from across the country.

I have researched section 8 housing in the rural areas and do not want to go that path.

If one were to go the path of indicvidual seller financing, what sort of terms would you set?
