That may be ok if you're trying to understand or learn a new market, but when it comes to analyzing actual properties, things like vacancies, maintenance, cap ex, rent, etc. will vary greatly, even if they are in the same city or zip code.Yes, it takes more time to look up and input actual numbers, but your cash flow projections will be much more accurate and you may actually find good deals that other people 

How would I accurately find/determine this information since the owner has no records, drawings, etc. ?

He said he would come check out deals with me and go through them with a fine tooth comb to get me accurate estimates on rehab costs.

Calculating the more accurate rent by dividing the monthly rent by 31 actually gives the tenant less rent to pay, but I want to do it legally.  

Can I get fairly accurate information from them (about how much they will approve me for, how much they would require down, interest ect.), without having to take credit hits?

I heard that it will be nearly impossible to get traditional financing with an LLC, is this accurate?
