I am their go to consultant, including viewing properties on their behalf and running comps whenever they ask, guiding them on other deals that I am not involved in and ultimately being their one stop AZ shop, regardless if I will have anything to do with the purchase or sale of the property.

I don't know if all the moisture in this photo was because the floor is soaked or if this is because they sprayed it with something.This is quite an aggressive home renovation they have done without even consulting me. 

You also may want to look into Property tax consultants who often are hired by attorneys to handle the appeals.

Clearly this in depth of a report takes time and expertise which is why it is an excellent idea to consult a consumer reporting agency (CRA) that specializes in background screening. 

I will be working through a licensed Real Estate Agent as well.After reading Brandon Turner's blogpost reviewing RocketLawyer, I'm considering going that route, but I fear I may need a more involved consultation due to NC strict LO regulations.

Costs certainly would be higher than a consultant who was never home and always working.

I graduated from college in 2014 with BA in Economics, did consulting jobs for banks for 2 years plus my previous internships (total 4 years experience).

There may be some ways of reducing the cost of your screening report, so consult with you data provider to negotiate options to meet your goals.

I would much rather just do consulting on the side, but that's at least 10 cash flow properties away right now :)

You might want to also consult with a REAL ESTATE attorney.
