File a Small Claims Court Complaint - don't evict due to the moratorium - but do sue. 

You can always try to sue them in small claims court, but it is rarely worth it.  

The answer is a cash out refi and quit claim to your LLC.

@Zach P.I don't understand your dilemma of "versus not opening the business at all" while you also claim "the extra income I am already making."

The idea is that they want to push any slip and fall claims out to the contractor.

If they have, or they claim they have, that money should be handed to you by the Seller at closing.

It is not unrealistic to say you can close 20+ deals your first year (100+ has been accomplished, too) or you could beat your head against the wall and eek out 1. 

Go to Small Claims Court and sue for unpaid rent. 

I can not claim to be smart enough to have started real estate when I was back in school haha, but I am sure I might be able to relate since sometimes it feels like I have multiple full-time jobs haha.I just try to focus on what I am doing during the moment and then switch gears when I need to. 

It is hard to claim separation from a property whey you hold a personal mortgage for it.
