I am not surprised at a second offer due to the recent price reduction.

Surprisingly - for Canada - you can see and eviction through in New Brunswick in 3-4 weeks.

Basically they named the price that they want to walk away from closing with and expectation is I cover the net difference.My question is this: while I am pretty certain that the closing costs will comprise of the typical costs (attorneys fees, title fees, etc), should I be protecting myself from any unknown closing costs that may be a surprise when I get to the table, by way of language in our written contract?

The location will be convenient for a couple years and plan on improving it to meet my needs.

Tenant emergencies are always a surprise, but here is a good piece of advice I learned this year.

Seller: "well i don't know I've never thought of that"Me: "ok why don't I come by whenever is convenient for you and you can show me around then we can talk about our options how does that sound"I may have lied to the woman.

I'm surprised you were not provided the lease agreements as part of your due diligence, but that's a separate issue at this point.
