What's a garage worth?

Looking at renting my home/condo and considering keeping my double garage myself. Would have to install a washer and dryer in the unit but other than that it should work well. There is plenty of parking.

If rent is $1250 with the garage, what is it worth w/o it?

I am with the idea it is whatever the market will pay. Drop the price a little if you want, but if you know the rental rates in your area it should be an easy assessment. I have homes both with and without garages. If someone *needs* a garage, they probably won't rent from you no matter how cheap your rent is.
