I am a US Marine stationed overseas in El Salvador but am leaving within the next few days to Ethiopia.

So what I am saying is I would rather have 2 or 3 projects going building  a Racetrac gas station and then a Mcdonald's or Starbucks somewhere then a small retail strip center building and waiting for the lease commitments from the tenants.

@Patrick Desjardins  plus on the NPN seconds I think that train has left the station... those deals must be old and moldy.. no new originations in many years.. maybe that's a good thingand much of those notes that are sold for huge discounts are in the rust belt were values are tough to nail down.. its not like your buying a NP 2nd in SF or LA or PDX or SEA... 

I would like to do a live-in flip while stationed there with additional real estate investing on the side.

Bryan,At the risk of participating in a topic more sophisticated than my current station; it seems to me that if you have the money to invest at any given moment and enough to do it in regular and small time intervals, you should find something to invest in, even if it's not an awesome deal, as long as it's a good deal.
