Honestly, I find it annoying how investors seem to think that doing a creative deal is some sort of right that sellers should accept.Anyway, sorry as iI find this annoying. 

I seem to be leaning to Penn Mutual, but I see they do not have a sales department; rather, I must first find a financial representative to perform the contract. 

Based on my research so far, Atlanta seems to be one of the places with a favorable gross rental multiplier, good prospect for appreciation, and sales price around the budget I am looking for and hence I chose Atlanta.

Michael seems legitimate and is preparing to send us a due diligence package.

Broker Requirement: It seems like becoming a broker may be necessary to obtain a property management license.

I would certainly look into this as they seem to be some of the more complex I've seen.
