First time investor
Hi all. I am a newbie to real estate investing and looking into purchasing a single family home in Atlanta, Georgia as a long term rental. Budget is around 300k - 350k. Expecting atleast few hundreds per month in cashflow and good appreciation. Need neighborhood to be safe and not too difficult to rent out. I would need help of property management as it would be a long distance investment. The plan is to hold the property for long term. Currently not interested in properties that need tlc. Can you please suggest neighborhoods/zipcodes i can look into?
Based on my research so far, Atlanta seems to be one of the places with a favorable gross rental multiplier, good prospect for appreciation, and sales price around the budget I am looking for and hence I chose Atlanta. I am open to look into any other place that would align with my goals.

@Jay Thomas, come on, man. You can't acquire anything in Midtown, Grant Park, or East Atlanta Village for under $500k, let alone $300k-$350k. Stop spreading false/vague information. BP needs to crack down on these ChatGPT responses.
